For renovation loan consultants and their lenders

Renovation loans stall in the handoffs. RenoDesk keeps them moving.

One shared project for everyone on the loan, from the lender’s order to the signed report. Nobody has to ask where the file stands.

The problem

Everyone on the loan is waiting on someone else.

Five people, one stack of documents, and most of it moves by email and PDF. Every handoff is another place for the file to sit.

Status lives in someone’s inbox.

Nobody can see where the file stands without asking, so the borrower hears last.

Draws go around in circles.

Sign-offs, clearances and inspections get chased by email while the contractor waits to be paid.

Signatures get chased by hand.

Someone has to keep checking who hasn’t signed the report package.

The tools weren’t built for this.

Spreadsheets, inboxes and a separate e-signature tool don’t know what a renovation loan needs next.

How it works

From the lender’s order to the signed report package

A full report, step by step. Feasibility studies skip the site visit and convert to a full report if the borrower goes ahead.

  1. Order01

    The order comes in

The loan officer opens the project at the property address. The consultant accepts, and the job is on record.

  2. Agreement02

    Agreement and payment

The borrower gets the agreement and invoice, then signs and pays by card from one link.

  3. Inspection03

    Inspection

The inspector e-signs the Work Order, offers times, and completes the MPS inspection on site, with photos on each item and flags for drawings, permits or engineering.

  4. Pricing04

    Work write-up and pricing

The inspection becomes the work write-up. Contractors price each line, and you see the gap from your own numbers. They never do.

  5. Signatures05

    Report and signatures

You review a preliminary report, then RenoDesk compiles the final with the right form set. Nothing goes to the loan officer and appraiser until everyone has signed.

Automation

What happens without you asking

You make the decisions. RenoDesk does the sending, chasing and filing.

  1. An order comes in

Your fee is proposed from the program’s schedule, extra units and mileage included. You approve it.

  2. You accept the order

The agreement and invoice go to the borrower.

  3. The borrower pays

The project moves on and the loan officer is told the inspection is being set up.

  4. You assign an inspector

The Work Order goes out for signature, then the borrower picks an inspection time.

  5. Someone goes quiet

Reminders go to anyone who hasn’t activated, scheduled or signed.

  6. The last signature lands

The signed package goes to the loan officer and appraiser.

The report package

Built the way underwriters read it

The report is what you’re paid for. RenoDesk compiles it in order, with the forms your loan program needs.

Line items

Every line item, every time

All 35 repair categories appear, marked N/A where no work is planned.

Totals

The math is done

Subtotals, allowable fees, the contingency reserve and the grand total are calculated for you.

Photos

Photos where they belong

Photos are grouped by repair item, so underwriters aren’t hunting through attachments.

Review

You see it first

Review the finished PDF before it goes out. No exporting, fixing and re-uploading.

Real loans

Built for how renovation loans really go

The details generic project software gets wrong.

Staff changes

People change. The loan doesn’t.

Swap in a new loan officer or inspector mid-project. The history stays and nothing is re-entered.

180-day clock

The 180-day clock is watched for you.

Report documents expire 180 days after the loan application. RenoDesk warns you at 150.

Permits

It knows a permit from a certification.

Radon needs a certification, not a permit. Propane, septic, wells, lead paint and buried tanks are covered too.

Paperwork

The paperwork is collected up front.

Inspector W-9s and IDs, contractor licenses and insurance: all on file before the first Work Order.

Who it’s for

Everyone on the loan gets their part

Everyone sees what they need to act on, and nothing they shouldn’t.

Consultants

Every order in one place, every file’s next step in view, and reports signed from the project.

Lenders

Milestone emails and live status, without the consultant’s working documents or fees. The signed report lands with you.

Borrowers

One link to sign, pay, book the inspection and follow along. Nothing to print.

Inspectors

A Work Order with everything the visit needs, a map link, and the inspection recorded item by item.

Contractors

Price the write-up and sign the report from a link.

Features

What’s built today

Everything from the lender’s order through closing.

One project per property

Type the address once. The order, agreement, inspection, write-up and report all belong to that property.

Agreement and card payment

The borrower e-signs and pays by card in one step.

Inspection scheduling

The borrower picks a time. Everyone gets a calendar invite.

Inspection documents

Work Order and engagement agreement, generated and e-signed before the visit.

Work write-up and contractor pricing

Contractors price each line. You see the gap from your own numbers.

Feasibility study to full report

Start with a feasibility study and convert it when the borrower goes ahead.

Fees proposed for you

Proposed from the program’s fee schedule. You approve before it goes out.

Signatures with a hard stop

Automatic reminders. Nothing is sent until every signature is in.

Role-based access

Lenders never see your fees. Contractors never see your price comparison. Admins see everything.

FAQ

Frequently asked questions

Does everyone on the loan need to buy a seat?

No. The consultant pays one subscription, based on project volume. Their team, inspectors, contractors and lenders join free, and borrowers never pay for RenoDesk. Lenders will be able to add post-closing draw management with usage-based billing.

What about draws and the work after closing?

Draw management, change orders and exit inspections are being built during the beta, with founding partners.

How do payments work?

Borrowers pay by card when they sign. Stripe processes it, with Stripe’s fee plus a RenoDesk transaction fee.

Which loan programs does it support?

Form sets for FHA 203(k), 203(k) Limited, HomeStyle and CHOICERenovation. 203(k) is the baseline.

Does it work on a phone or tablet?

Yes. It runs in the browser on phones and tablets, with nothing to install.

Can I bring my existing projects in?

Not automatically yet. We’ll work out bringing active files over with founding partners during the beta.

Does RenoDesk replace my license or HUD approval?

No. RenoDesk is software. Professional judgment and licensing stay with you.

Founding beta partners
